Description:The Manager, Portfolio Management is responsible
for the execution of the strategies related to the optimization
of the Thomson Reuters real estate portfolio in Latin America,
along with the reporting of portfolio space and cost metrics.
This role will assist the VP of Global Portfolio Management
& Workplace Strategy in the strategic planning and project
coordination for all Latin America cities with a Thomson
Reuters presence.This role will lead the feasibility
assessment, transaction process, lease execution activities,
development of business cases and assist in the real estate Due
Diligence process for Thomson Reuters’ business acquisitions.
The Manager, will also oversee the accuracy of the lease
database and associated reporting for critical lease dates and
will be required to work within the standard business hours of
the region that he/she is supporting.Finally, this position
shall have accountabilities for planning, design development,
and project management in support of all Thomson Reuters
businesses. The position will be responsible for “defining
business project requirements” for TR sites across Latin
America in support of facility management and real estate
projects
Major Areas of Accountability:1. Real Estate Strategy: Assist
in the development of real estate strategy and planning. Review
and analyze market trends, operating expenses, business
requirements, space utilization, and other factors to support
portfolio synergies. Provide due diligence analysis and
consultation on real estate transactions including but not
limited to:
acquisitions, divestitures, leases, sale lease backs and
terminations. Work with the Thomson Reuters Business
stakeholders to define real estate requirements/needs. Work
with business unit leads to evaluate best options for the
business, implications and timing.2. Planning: This position
shall provide the technical expertise in the development of the
“preliminary business requirements” to support facility
management and real estate projects. This will require
extensive technical and communication planning skills when
working with TLR senior business managers, TLR contract
resources, and TLR facility/Real Estate Operations. In addition
to coordinating planning activities, this position shall be
able to transform programming requirements into initial rough
product design. Finally, this position shall coordinate the
development of construction documents, specifications, and
interior finish schedules. Other duties in this role will be
the development and implementation of instructions and
guidelines to perform the functions of the job.3. Transaction
Management: Oversee transaction development and execution
process; collaborate with Facilities Management for internal
review of portfolio optimization opportunities; engage real
estate service provider in the development of potential real
estate solutions and assess feasibility; work with Design &
Construction project managers to determine design needs and
project costs, in support of a solution; manage internal
approval process; manage lease renewal, sublease and
disposition processes.4. Project Coordination: Responsible for
the planning, design, and implementation of projects including
project scope development, financial oversight, scheduling, and
communication. Provides expert consultation and technical lead
for both the design and development of industrial and
commercial projects. Verifies facility construction and
maintenance plans, performing engineering design evaluations,
and identifying resources needed to ensure projects completes
on time, budget, and scope.5. Lease Administration: Oversee
management of all critical real estate portfolio data for the
region. Ensure that database has accurate data points (e.g.
cost, occupancy notification and expiration dates, etc.) and
updated contracts are maintained electronically.
Qualifications
Qualifications:· Bachelor’s degree in either Real Estate,
Business Administration, Engineering , Architecture or
equivalent experience· Professional registration and or Real
Estate license a plusExperience/Minimum Requirements:· 7-10
years experience in real estate programs· 5-7 years real estate
contract experience· 5 years negotiation experience· 2+ years
Architecture/ Engineer in related field Knowledge/Skills:·
Strong Leadership experience in developing and implementing
business-wide real estate strategies· Ability to work with
senior management of Thomson businesses in the defining of
facility requirements.· Expertise in the real estate field with
strong finance background and ability to operate with a high
degree of autonomy in making decisions· Knowledge in the area
of contracts and negotiation relative to the real estate
environment· Ability to manage multiple projects in a dynamic
business environment with limited resources· Proficiency in
establishing and building client relationships to meet
financial goals· Flexibility to travel 20-25% of time. Could
increase/decrease as based on business demands.· Ability to
coordinate projects and programs to insure that all elements of
work meet the quality standards, defined scope, and costs –
from development through implementation· Exhibits a wide degree
of creativity and latitude.· Ability to rely on extensive
experience and judgment to plan and accomplish goals.· Ability
to utilize independent judgment and to support senior managers
on operational type projects.· Ability to work with personnel
at all levels of Thomson Corporation, design organizations, and
contract organizations.· Strong financial acumen, analytical,
organizational, administrative and interpersonal skills·
